Exterior Alterations
All common elements are maintained by the Association and are under the stewardship of the Hilltop Village Condominium Association, in accordance with the Condominium Bylaws and Rules & Regulations.
No alterations to the exterior of units and/or the grounds may be made by owners, tenants or others without specific written permission from the Architectural Request Committee of the Hilltop Village Condominium Association Board of Directors.
In addition, proper building permits must be obtained from the City of Annapolis Department of Neighborhood and Environmental Programs. (Neither architectural approval nor a building permit substitutes for the other.)
Painting, Attachments and Wiring
- Painting of unit exteriors or any part of the exterior is prohibited (including but not limited to: doors, shutters etc.)
- No artifacts of a permanent or semi-permanent nature may be attached to or penetrate the exterior of buildings, siding, roofs or sheds. For example, satellite dishes, vendor service wiring, fences, clothes lines, etc.
- Wiring for vendors such as Comcast, Verizon, or others must be run through the shed wall in common with and shared by the kitchen wall.
Fences, Patios and Decks
- No alterations of a permanent or semi-permanent nature may be made to the enclosed area or attached to the unit without the approval of the ARC (for example: decks, patio extensions, etc.)
- Unit owners are required to submit requests to the Architectural Request Committee (ARC) prior to construction or preparation. The request must include vendor description, material specifications, measurements, drawings and/or photos, and a copy of the unit plat.
- Fences: The unit owner is responsible for the maintenance of the interior and exterior of the fence and is expected to keep it in good repair.
- Fences and Decks should be either clear-sealed or stained a natural wood tone color using either a solid or semi-solid stain.
- Stain colors need to be pre-approved by the ARC before it is applied to a fence, deck or other surface.
- In the event a color is not pre-approved,owners may be required to re-stain at their own expense.
- From time to time the owner will be required to re-stain the fence/deck to keep them from appearing weathered/worn.
- Maintenance of grounds enclosed by fencing is the responsibility of the unit owner.
Windows and Doors
- Replacement of windows and doors is the owners responsibility, however, these items must be in the architectural style of the condominium.
- Replacement of windows and doors must be pre-approved by the ARC. Submissions must include vendor description,material specifications, measurements, drawings/pictures, etc.
- Windows are required to have mullions that create 6 squares (panes) in each window sash.
- Doors should be either in the style of:
- A small half-round window or a rectangular three-pane window in the top quarter of the door, or
- In the “Dutch Door” style, the top half of the door in 9 mullioned window panes and bottom half of door is solid.
- In the event that windows and/or doors are not pre-approved by the ARC prior to installation, owners may be required to remove non-conforming windows or doors and re-install architecturally correct items at their own expense.
